How It Works

From Underutilized Space to
Child Care Opportunity

A clear, collaborative process for exploring whether your faith-based facility could support a child care opportunity—without requiring your organization to become the child care operator.

It Starts With Your Facility

Every opportunity begins with a simple conversation about your property. You do not need architectural plans, a completed feasibility study, or a commitment to move forward. We start with preliminary information about your facility, how it is currently used, and what space may be available during the week.

From there, Faith Facility Partners of Ohio helps organize the evaluation process, identify important facility and market considerations, and determine whether it makes sense to explore interest from child care operators.

A Clear Path From Conversation to Opportunity

Our role is to help move a potential opportunity from an initial property conversation toward a well-informed connection between organizations.

Step 1 — Tell Us About Your Property

Share basic information about your church, religious school, ministry campus, former school, education wing, fellowship building, or other available space. We typically begin with the property address, approximate available square footage, current uses, parking, outdoor areas, photographs, and any floor plans that may be available.

Step 2 — Preliminary Facility Review

We review the property at a high level to understand its potential for child care use. This may include available classroom space, building configuration, entrances, parking and drop-off patterns, outdoor space, restrooms, food-service areas, security considerations, and how the facility is used by your organization.

Step 3 — Explore the Opportunity

If the facility appears promising, we look more closely at the opportunity. That can include the potential use of the space, local child care demand and market characteristics, preliminary facility considerations, possible capacity, and other factors that may affect feasibility. The goal is to determine whether the property merits the next level of discussion.

Step 4 — Identify Potential Operator Interest

Faith Facility Partners helps identify child care operators whose expansion plans, operating model, geographic interests, and facility needs may align with the opportunity. We do not assume that one provider is right for every property. The objective is to find potential alignment between the facility and an appropriate operator.

Step 5 — Bring the Organizations Together

When there is mutual interest, we facilitate introductions between the faith organization and prospective child care operator. Initial conversations allow both organizations to learn about one another, discuss the property and community, and determine whether there is a basis for moving forward.

Step 6 — Explore Facility and Business Terms

If both parties want to continue, the discussion becomes more specific. Potential topics can include rent or other consideration, areas of the property to be used, improvements, maintenance, utilities, insurance, access, shared-use arrangements, responsibilities, project costs, timelines, and how the relationship could function in practice. The final structure is determined by the participating organizations and their professional advisors.

Step 7 — Facility Development & Licensing

Once an arrangement is established, the selected child care operator and applicable professionals move the project through the development and approval process. Depending on the property and project, this may involve architects, contractors, building and fire officials, legal advisors, insurance professionals, and child care licensing authorities. Faith Facility Partners can continue coordinating the relationship, while the appropriate parties remain responsible for their respective professional, regulatory, and licensing obligations.

Step 8 — Child Care Operations Begin

After the necessary agreements, facility work, approvals, licensing, staffing, and operational preparations are completed, the selected child care provider opens and operates the center under the resulting agreements. The faith organization continues its property relationship while the operator assumes responsibility for running the child care program.

Every Property Is Different

There is no universal facility arrangement or deal structure. A downtown church, suburban worship campus, former parochial school, and rural ministry property can present very different opportunities.

Building configuration, local demand, the amount of space available, improvement requirements, the organization’s schedule, operator needs, economics, and regulatory considerations all influence what may be practical.

That is why our process is designed to explore the opportunity first and allow the potential relationship to develop around the specific property and organizations involved.
